RENTAL CONDITIONS

a) A good credit score, references, and employment/salary verification are required within four (4) days following the acceptance of a rental promise. If needed, a pre-rental screening at the tenant's expense (if the application is accepted, this fee will be deducted from the first month's rent), proof of funds, a work/study permit, or a guarantor may be requested, if applicable.

b) No smoking (including vaping, cigarettes, or cannabis) and no cannabis cultivation is allowed.

c) A cat is accepted under certain conditions.

d) The tenant must provide the landlord with proof of civil liability insurance of at least $2 million before moving in and at every renewal of the insurance policy.

e) A security deposit of one (1) month is required for any appliances, furniture, and equipment provided. This deposit will be returned at the end of the lease after an inspection (when the landlord receives the keys), provided no damage is found, other than normal wear and tear.

f) The tenant agrees to return the unit in the same state of cleanliness as when possession was taken. Otherwise, the landlord may use all or part of the security deposit to cover cleaning or professional cleaning services.

g) It is strictly forbidden to sublet the unit for short-term rental purposes (Airbnb, etc.).
