The Quinta under review, located in São Carlos, is the best, largest and most exuberant example of the colonial-style chalets that were built on Terceira Island at the beginning of the 20th century. XX.
It will have been built in 1908 as a summer house, since, as was usual at the time, the then owner also had a house in the city center as a permanent residence.
The house and respective redoubt, is part of a context of leisure farms, located outside the city gates of Angra do Heroísmo, in the place of São Carlos in the western part of the city of Terceira and where the nobility and high bourgeoisie spent the summer months , in an intense social and cultural life.
Similar to the other surrounding farms, it had a pole and flag that identified the owner and was unfurled to announce that they were already present and receiving visitors.
The architecture of the colonial chalets marked the construction of the beginning of the 20th century. XX. One of the most striking formal characteristics was the exuberance of the wooden tracery that resulted from the constructive adoption of marseille tile, which thus allowed greater inclinations of the roofs and thus a greater use of the respective attic, but which, contrary to the traditional canudo tile, did not allow execution of eaves, thus requiring a finishing solution that would hide it.
The house has three floors: a semi-basement floor taking advantage of the relief of the land and where the garage and several wine cellars are inserted, as well as the oven and washing area connected directly to the kitchen on the upper floor; a ground floor consisting of the social and service areas, hall, lounge, dining room, tea room, pantry and kitchen; a raised floor consisting of the various rooms and support and servant areas. Note, in the master suite, the ventilation openings that allowed the natural airing of the space without the need to open any door or window to the outside. All rooms have a private balcony.
These farms usually had, and this is no exception, a leisure garden, close to the building containing exotic specimens, a vegetable garden and orchard area and even a wooded area for collecting firewood. For security reasons, they were walled, with a single entrance gate, this example being an exception, as it has a fenced garden with a separate entrance from the service gate. It also has stables with the original stalls.
It has parking space inside the property and outside.
This parish is equipped with all essential services. It has varied restaurants, services and diversified commerce. It has several minimarkets distributed throughout the parish and various services related to the health area. There are also several public bodies, IPSS, the University of the Azores and sports groups. Of note are the two 4-star hotels and their bathing areas, Fanal and Silveira. It has good access and frequency of public transport. The parish enjoys its own microclimate, hence its tourist interest and importance for fruit and flower growing.
In accordance with paragraph 1 of article 4. Owners of buildings that do not have a pre-certificate or SCE certificate are exempt from indicating, when publishing advertisements for sale or lease, their energy classification and the n.º 2 of the same article, the waiver is extended to promoters or mediators of the sale or lease, within the scope of their activities, as provided for in Regional Decree Law n.º 4/2016/A, of 2 February.
