As Termas das Caldas, localizadas na freguesia de Candedo, no concelho de Murça, distrito de Vila Real, são uma das mais antigas termas transmontanas. Foram bastante famosas no início do século XX.
Estão situadas na margem esquerda do rio Tinhela, no coração do Parque Natural do Vale do Tua. Essa região faz parte da área demarcada do Alto Douro Vinhateiro, reconhecida como Património da Humanidade. Além disso, a área conta com cinco miradouros e dez percursos pedestres homologados pela Federação de Campismo e Montanhismo de Portugal.
As termas estão a 2.500 metros da estação de comboio com ligação a Mirandela e do cais de ligação por barco ao rio Douro e à barragem de Foz-Tua, integrando-se no plano de mobilidade do Vale do Tua.
A propriedade tem 7,4 hectares e inclui um balneário termal com receção, consultório médico, zona termal húmida, zona termal seca, gabinete de fisioterapia, sala de massagens, vestiários e sala de repouso. Além disso, há um café/restaurante devidamente equipado e um edifício de dois pisos. No piso superior, encontram-se sete quartos para hóspedes e uma cozinha rústica. No piso térreo, há três quartos, uma cozinha, uma sala de refeições, duas garagens e um lagar.
Além das edificações mencionadas, a propriedade possui uma vinha DOP Douro com 1,9 hectares, dos quais 0,8 hectares têm autorização para produção de vinho do Porto, e um olival com 28 oliveiras centenárias.
O empreendimento conta ainda com uma ETAR em pleno funcionamento, licenciada e aprovada pela Agência Portuguesa do Ambiente.
O perímetro de proteção às águas termais abrange 50 hectares, garantindo a qualidade das águas e a proteção ambiental da zona envolvente. Assim, as Caldas continuarão a ser um local idílico, rodeado pela natureza.
A concessão termal HM21, que pertence à mesma família desde 1986, é abastecida por uma mina de água mineral e por furos verticais recentemente construídos, com artesianismo repuxante.
Essa água, classificada pela Direção-Geral de Energia e Geologia (DGEG) como Água Mineral Natural, é reconhecida pela Direção-Geral da Saúde (DGS) como tendo indicações terapêuticas para o tratamento de doenças de pele, das vias respiratórias e de doenças reumáticas e musculoesqueléticas. A circulação profunda dessas águas, aliada à existência de um perímetro de proteção das captações (conforme a Portaria n.º 89/2019, de 25 de março), garante uma qualidade físico-química e microbiológica irrepreensível.
O projeto hoteleiro prevê a construção de 22 quartos.

Termas das Caldas, located in the parish of Candedo, in the municipality of Murça, district of Vila Real, is one of the oldest spas in Trás-os-Montes. They were very famous at the beginning of the 20th century.
They are located on the left bank of the river Tinhela, in the heart of the Tua Valley Natural Park. This region is part of the Alto Douro Wine Region, recognised as a World Heritage Site. In addition, the area has five viewpoints and ten walking routes approved by the Portuguese Camping and Mountaineering Federation.
The spa is 2,500 metres from the train station that connects to Mirandela and the pier that connects by boat to the Douro River and the Foz-Tua dam, forming part of the Tua Valley mobility plan.
The property covers 7.4 hectares and includes a thermal spa with reception, doctor’s office, wet thermal area, dry thermal area, physiotherapy office, massage room, changing rooms and rest room. There is also a well-equipped café/restaurant and a two-storey building. On the upper floor, there are seven guest rooms and a rustic kitchen. On the ground floor, there are three bedrooms, a kitchen, a dining room, two garages and a wine press.
In addition to the aforementioned buildings, the property has a 1.9 hectare DOP Douro vineyard, 0.8 hectares of which are authorised for Port wine production, and an olive grove with 28 centenary olive trees.
The development also has a fully functioning sewage treatment plant, licensed and approved by the Portuguese Environment Agency.
The perimeter protecting the thermal waters covers 50 hectares, guaranteeing the quality of the waters and the environmental protection of the surrounding area. Caldas will thus continue to be an idyllic place, surrounded by nature.
The HM21 thermal concession, which has belonged to the same family since 1986, is supplied by a mineral water mine and by recently built vertical boreholes with repulsive artesianism.
This water, classified by the Directorate-General for Energy and Geology (DGEG) as Natural Mineral Water, is recognised by the Directorate-General for Health (DGS) as having therapeutic indications for the treatment of skin diseases, respiratory tract diseases and rheumatic and musculoskeletal diseases. The deep circulation of these waters, coupled with the existence of a perimeter protecting the catchments (in accordance with Ministerial Order 89/2019 of 25 March), guarantees impeccable physical-chemical and microbiological quality.
The hotel project foresees the construction of 22 rooms.
