IMPORTANT
1 / Only invest in titled properties: Property with a title registered with the land registry. We always make sure to specify to our clients whether the property is titled or not.
Before any compromise, we question the competent services via our notary partner to find out the pledges or mortgages taken out on the property; To see the multiplicity of owners, which is often the case on inheritances.
2 / If you do not have a convertible dirham account, this is the first step to take. This account will allow you to receive your funds from your country. This account opening can be done remotely thanks to our banking partner. If necessary, we can put you in touch with the advisor who can guide you and open the account. You should know that the Moroccan exchange office carries out checks for foreigners opening an account (fight against money laundering and any other illicit procedures).
It may take 3 weeks for the account to be opened due to these checks.
3 / You must fund the account in order to sign either a compromise or a definitive deed. Indeed, in Morocco, if you have the funds, you have the possibility of signing the final deed directly. If you do not have all the funds for the acquisition of your project, you will have to go through a compromise or you will have to pay an advance (from 5%).
In this case, the notary provides for a period of time (usually 2 months. And not really more) to settle and sign the authentic deed.
You have the option of borrowing if your resources allow. You should know that a minimum deposit of 30% is required to consider a loan.
4 / Concerning your transfers from abroad.
It is essential to retrieve a document called "Form 2" proving and certifying the origin of your funds.
Banks must provide Form 2 to customers. This document proves receipt of a transfer in foreign currency (Purchases of foreign currency to customers).
Why: If you decide to resell your property and want to repatriate your funds to your home country, this document will be required.
If you do not have one, you will however be able to recover the funds in 4 annuities of 25% each.
5 / A capital gains regime on real estate sales also exists. The standard rate is 20%.
